How Breckenridge Short-Term Rental Licensing Works (and What It Means for Guests and Owners)

If you have ever searched for a Breckenridge vacation rental, you have probably noticed a short-term rental license number listed on a property.

It might look like a small administrative detail, but that license is actually an important part of operating a vacation rental in Breckenridge.

Whether you are a guest booking a mountain getaway or a homeowner considering renting your property, understanding Breckenridge’s short-term rental regulations can help you make informed decisions.

What Is a Short-Term Rental License?

In Breckenridge, a short-term rental generally refers to a residential dwelling or room that is available for lease for fewer than 30 consecutive days.

A valid short-term rental license is required for each property operating as a short-term rental within the Town of Breckenridge. The requirement applies regardless of where or how the property is advertised.

The Town also requires the license number to appear in advertising for the property.

That means when you see a license number on a Breckenridge vacation rental listing, it is there for a reason. It provides a way for guests to verify that the property is operating within the Town’s licensing system.

Homeowners should also be aware that HOA rules can create additional restrictions. A property may need to comply with both Town regulations and the rules of its homeowners association.

Why Are There Different STR Zones?

Breckenridge regulates short-term rentals through several zones, each with its own licensing rules and limits.

The Town’s current July 2026 availability information shows that licensing availability varies significantly by zone. The Resort Properties Zone has no waitlist, while Zone 1 currently has available licenses. Zones 2 and 3 are currently at their stated caps and have waitlists. The Town notes that these lists are static and do not update in real time.

This is important for homeowners because the ability to purchase a property and immediately operate it as a short-term rental is not guaranteed.

Before purchasing an investment property, it is essential to understand the property’s location, applicable zoning, licensing requirements, and any HOA restrictions.

What Does the License Number Mean for Guests?

For guests, the license number is a useful sign that the property is part of Breckenridge’s regulatory system.

The Town requires short-term rental license numbers to be displayed in advertising, making it easier for guests to identify licensed properties. The Town also provides a searchable map that can be used to determine a property’s short-term rental area.

Guests should still pay attention to the details of a listing. A license does not tell you whether a property is the right fit for your group, whether it has a private hot tub, how close it is to the gondola, or whether it offers ski-in ski-out access.

Those are the details where professional property management can make a major difference.

What Does Licensing Mean for Property Owners?

For owners, short-term rental regulations are an ongoing responsibility.

A property needs the appropriate license, required fees must be paid, and the owner needs to remain aware of changing Town requirements.

The Town currently lists an annual accommodation unit regulatory fee of $756 per studio or bedroom, in addition to applicable business and occupational license taxes and other required taxes and fees.

Licenses are also non-transferable if a property is sold.

For homeowners who do not live in Breckenridge full time, keeping up with these requirements can become one more item on an already long list of responsibilities.
